You'll discover that we're anything but intimidating, but we also want to ensure we are a good fit for one another. How do you Charge?
Every project is unique due to scale and scope. Once we get to know you and your project better, we can provide an estimate for fees. Typically for furnishings packages and smaller renovations, we can provide a flat design or procurement fee based on agreed upon deliverables. This makes it easier to manage budget and expectation when you aren't worrying about a clock ticking. If the scope changes, we will charge our hourly fee or create a new proposal for additional work depending on scale of the change.
For larger scale construction and renovation projects, we break things up a bit. We propose a flat fee for the design portion. This covers everything up to delivery of the specification book (this will become your builder's guidebook). During the construction phase, we charge hourly for site visits and any additional time required to ensure the final product reflects the vision we have created together.
How long will it take?
Depending on the scale of the project, Furniture and Styling can take 4-12 months from project onboarding to install depending on current average lead times. Please know that holidays can impact time frame. The more custom elements involved, the longer the lead time.
Construction completion of Renovations and New Builds will depend on your contractor's lead time but we would estimate a small scale renovation will take approx. 3-6 months from project onboarding to completion of specification binder.
Full home renovations and new builds involve more decisions and will average 6-9 months.

What Size Projects do you Accept?
We are a small boutique firm and limited on the number of quality projects we can create at a time. We are very intentional about staying small. We strive to create art and beauty in your home, while giving you our full attention and focus. We focus primarily on residential, but would love to help you make your commercial space feel like home!
We do our best work when we have the resources (budget) to really make an impact.
Our minimum furnishings budget is $20,000 and our minimum renovation project is $50,000.

We love to be a part of your design/ build team, but cannot legally act as contractor or manage the trades. We create a through specification book with details and drawings for your builder. We can be available as needed throughout the construction process. We highly encourage a kick off meeting with your build team prior to starting construction.
Selecting a contractor is a very personal decision. We suggest you ask for recommendations from neighbors, families and friends as well as do your research.
Can you do architectural drawings for my project?
We're all about details and communicating our ideas so our designs become reality. Our drawings are specific and communicative of our intent, but if your project requires structural engineering or architectural permitting, you will need to retain the services of those professionals.
What style do you do?
While our signature style leans toward traditional with a touch of modern and whimsy- we embrace working with varied design styles. We value function, comfort and quality. Our selections will reflect these values.
We believe in being good stewards with your budget, but don't be surprised if we find a great deal on a vintage piece and mix it with an elevated fabric. This is where the magic happens!
